Waterfront villas and houses by the sea
Some houses stand right on the waterfront: the sea no more than 100 m away, a beach within 300 m, or a path leading from the garden down to the water. A few are true beachfront houses, with a beach less than 100 m from the door. Mornings in the sea, afternoons by your own pool. Exactly how you reach the water, whether by steps, a bathing platform or a short footpath, is something we can describe from our visits; simply ask.
Villas near the beach
Other houses are in coastal villages within 1 km of the nearest beach, close enough to stroll down with a towel and back again for lunch in the shade of your own garden, with no car and no hunt for parking. The exact distance is shown on each house's page where the owner has provided it. The Near the beach filter above the listings shows every house within 1 km of a beach, while the Seafront filter narrows it to houses directly on the water.
Mallorca's coasts, from Port d'Andratx to Capdepera
Many of these houses are in the southwest, in places such as Port d'Andratx, Santa Ponsa, Sol de Mallorca and Costa d'en Blanes, with marinas and small coves close by. On the northwest coast there are houses near Banyalbufar and Deià, where the Tramuntana drops steeply into the sea and the sun sets over the water. In the north lies the Bay of Alcúdia with the long sandy beach of Playa de Muro; in the northeast, Capdepera, Canyamel and Son Servera. Colònia de Sant Jordi completes the picture in the south. Our region pages describe each coast in more detail.
Why there are so few fincas by the sea
Many guests look for a finca by the sea and are surprised how rare one is. There are two reasons. In Mallorca, fincas are traditionally country estates inland, built for farming rather than for the view. And Spanish coastal law prohibits new homes within a protected strip of 100 m inland from the shore (Ley 22/1988 de Costas, articles 23 and 25), reduced to 20 m in areas already classed as urban in 1988. That is why this page is mainly villas, with only a few fincas close to a beach. If you would like country life with a view of the sea, our luxury fincas collection includes houses with sea views.
Beaches, boats and wind
The coastline in Spain is public, so there are no private beaches, even in front of a waterfront villa. Some houses have a bathing platform or a path to a quiet cove. Marinas are close to many coastal villages, and our concierge can arrange a day on a boat or a yacht charter on request, at an additional cost. One practical note: open coasts catch the swell when the wind comes from the north, while sheltered bays usually stay calm. We will tell you before you book how your house fares when the wind picks up.
Frequently asked questions
What do you mean by a seaside villa?
The sea is no more than 100 m away, a beach no more than 300 m, the house has direct access to the water, or the nearest beach is within 1 km. Distances are shown on each house's page where provided.
Are there fincas right on the sea?
Hardly any. Fincas are traditionally inland, and coastal law forbids new homes in the protected strip along the shore. A few fincas on this page lie within 1 km of a beach; most of the houses are villas.
Which villas are within walking distance of a beach?
Select the Near the beach filter above the listings to see every house within 1 km of a beach. The exact distance is on the house's page; if it is missing, we will ask for you.
Do the villas have a private beach?
No, the coastline in Spain is public. Some houses have their own bathing platform or a path down to the water; we will tell you what each one offers before you book.
Do all the seaside villas have a pool?
Nearly all of them have a private pool. If both matter to you, add the Private pool filter above the listings.
Which seaside villas suit families?
Houses with a cot, a high chair and at least four bedrooms are in our family villas collection, and many of them are also by the sea or close to a beach. Tell us your children's ages and we will suggest the right houses.
